The form of the Master Plan is derivative from and built on the site’s existing resources and assets. Three key components – the large, undeveloped area, unique endowment of renewable resources and extensive transportation and utility infrastructure – provide an exceptional platform on which to implement the Plan.
The existing infrastructure – road, rail, data, transmission and gas lines – acts as a “spine” from which commercial growth proceeds, connecting the site to regional, national and ultimately global markets. It is envisioned that subareas along the “spine” will constitute “nodes”, with balanced development of energy and commercial enterprise along a swath extending from valley to range, as the use requires.
The existing geothermal plant has been selected to serve as a nucleus for the first “node”. Future phases of site development will proceed in similar fashion: with energy producers and consumers forming scalable development “nodes” at strategic locations along the “spine”.
Though we typically proceed in a traditional way with a utility PPA, we believe outstanding opportunities exist for the balanced development of power and uses at the site. With much of the surface and water rights Presco-owned, industrial and commercial enterprise will have ample space for build-out.
